If you are buying a home in Sonoma County, you may find yourself comparing three neighboring communities: Cotati, Rohnert Park and Petaluma. They are all located along the Highway 101 corridor, but they offer noticeably different combinations of price, housing, convenience, commute access and lifestyle.
So, where can homebuyers get the most for their money in 2026?
The short answer is that Cotati currently has the lowest citywide median sale price, Rohnert Park generally provides the broadest selection of homes near the middle of the price range, and Petaluma commands a higher median price but offers a larger historic downtown, two SMART stations and a location farther south toward Marin County and San Francisco.
That does not automatically make one city better than the others. The best value depends on what you want your money to purchase: more square footage, a larger lot, a walkable downtown, a shorter commute, newer construction or a particular type of neighborhood.

Based strictly on median sale price, Cotati was the least expensive of the three. However, Rohnert Park recorded considerably more sales, which generally gives buyers a larger and more varied pool of properties to consider. Petaluma’s median was approximately $190,000 higher than Rohnert Park’s and approximately $225,000 higher than Cotati’s.
According to Redfin’s three-month market data ending in June 2026:
These numbers provide a useful starting point, but citywide medians do not tell the entire story. They combine different property types, sizes, ages, conditions and locations.
Cotati also has a much smaller housing market. Only 18 sales were included in Redfin’s June 2026 sales count, compared with 108 in Rohnert Park and 148 in Petaluma. A few unusually expensive or inexpensive sales can therefore move Cotati’s median more dramatically.
Buyers should use citywide statistics to establish general expectations, then compare individual homes based on recent sales within the same property type and immediate area.
Purchase price is only one part of affordability. Mortgage rates, down payment, property taxes, insurance, HOA dues and maintenance can significantly change the true monthly cost.

These are illustrations, not loan quotes. They exclude homeowners insurance, special assessments, HOA dues, maintenance, closing costs and other possible expenses.
Sonoma County explains that the general property-tax levy is limited to $1 per $100 of assessed value, but actual bills can include voter-approved debt and direct assessments. Cotati had the lowest median sale price of the three communities in the June 2026 comparison.
The city covers less than two square miles and is centered around La Plaza Park and its unusual hexagonal street pattern. Cotati offers a recognizable downtown setting with restaurants, local businesses and community events while remaining close to Highway 101, Highway 116 and neighboring Rohnert Park.
Housing can include detached single-family homes, condominiums, townhomes and properties closer to the city’s rural edges. Because Cotati is relatively small, buyers may not see many comparable homes become available at the same time.
That limited inventory creates a tradeoff. Cotati may look more affordable based on its citywide median, but buyers may need to be patient if they have highly specific requirements concerning bedrooms, lot size, condition or location.

Rohnert Park sits between Cotati and Santa Rosa and contains a larger housing supply than Cotati. Buyers can encounter detached houses, condominiums, townhomes, established lettered sections and newer development.
This variety is one of Rohnert Park’s strongest advantages. A buyer may be able to compare several property types within a similar budget instead of waiting for one specific style of home to become available.
Rohnert Park’s June 2026 median sale price was approximately $35,000 higher than Cotati’s but roughly $190,000 below Petaluma’s. That middle position can be attractive to buyers trying to balance price, square footage, neighborhood design and access to everyday services.
Rohnert Park may offer the strongest overall value for buyers who prioritize:

Petaluma had the highest median sale price in this comparison, but buyers are paying for a different combination of location, architecture, services and lifestyle.
The city includes a historic downtown, established west-side neighborhoods, suburban east-side areas, condos, townhomes, newer development and properties on the edges of town. The range is substantial, so Petaluma’s citywide median should not be interpreted as the required price for every home.
Petaluma is also the southernmost of the three cities. For someone commuting regularly toward Novato, San Rafael, Larkspur or San Francisco, reducing travel from the starting point may carry meaningful value even when the home costs more.
Petaluma may be the stronger fit if you prioritize:
Petaluma’s higher median does not mean buyers receive less value. It means value is being measured differently. A buyer may willingly trade some square footage for a particular location, commute advantage, architectural style or proximity to downtown.

All three cities provide access to Highway 101 and the SMART rail system, but their locations can affect a buyer’s daily routine.
Petaluma is farthest south, followed by Cotati and then Rohnert Park. That geographic difference may matter to someone commuting toward Marin County or San Francisco. A buyer who works in Santa Rosa, however, may find Rohnert Park or Cotati more convenient.
The current SMART schedule includes stations in Rohnert Park, Cotati, Petaluma North and Petaluma Downtown. Petaluma’s downtown station is also adjacent to local and regional transit connections.
Before selecting a city based on commute assumptions, test the trip from the actual property during the hours you expect to travel. A home’s distance from the freeway or train station can be just as important as the name of the city.
Cotati and Rohnert Park are primarily served by the Cotati-Rohnert Park Unified School District. The district provides an official school locator and enrollment information.
Petaluma is more complicated because the area is served by multiple public school districts. The City of Petaluma reports that the wider area includes 13 public school districts. Petaluma City Schools provides an official address and school-boundary lookup.
School boundaries and enrollment policies can change. Buyers should never rely solely on a real-estate listing, third-party rating website or the school attended by a neighbor. Verify the assigned district and schools directly before removing investigation contingencies.
Inventory changes constantly, but these general starting points can help buyers organize their search.
Cotati and Rohnert Park may provide more opportunities near this range based on their current citywide medians. Depending on available inventory, buyers might encounter detached houses, townhomes or condominiums.
Petaluma opportunities in this range may be more concentrated among condos, townhomes, smaller houses or properties needing improvement.
This range can open more options across all three cities.
In Rohnert Park, buyers may find detached houses in multiple neighborhoods. Cotati options will depend heavily on its smaller inventory. In Petaluma, the range may include a mixture of attached housing and detached homes, with location and condition creating substantial price differences.
Petaluma begins offering a broader selection around and above its citywide median. Buyers may also find larger, newer or more upgraded homes in Rohnert Park and distinctive properties in or around Cotati.
The right strategy is not to assume that a larger budget automatically points to Petaluma. It is to compare what the same amount purchases in all three communities.
Sellers should also pay attention to the differences among these markets.
A Cotati seller may benefit from limited competing inventory, but pricing must account for the city’s smaller number of comparable sales.
A Rohnert Park seller should compare the property with homes in the same section, age range and property category. A detached house should not be priced primarily from nearby condo or townhome sales.
A Petaluma seller must account for substantial differences between locations, architecture, lot characteristics and condition. Citywide appreciation or median-price statistics cannot replace a property-specific analysis.
In all three cities, buyers are comparing the total monthly cost—not just the asking price. Correct pricing, presentation and documentation can make a home stand out when borrowing costs remain elevated.
Here is the most direct answer:
If “most for the money” means maximizing housing choices and square footage without reaching Petaluma’s median price, Rohnert Park deserves the first look.
If it means obtaining the lowest median entry point while living in a smaller community, start with Cotati.
If it means prioritizing downtown access, southern commute positioning and Petaluma’s particular housing character, the additional cost may be worthwhile.

Petaluma is the southernmost of the three and may reduce the starting distance for southbound commuters. All three cities have SMART stations and Highway 101 access. Buyers should test their actual commute at the times they expect to travel.
Rohnert Park and Petaluma generally have more transaction volume and housing inventory than Cotati. Rohnert Park can be especially useful for buyers seeking multiple property types within a moderate Sonoma County budget.
The answer depends more on your finances, expected ownership period and available properties than on predicting the market. Compare the full monthly payment, maintain appropriate contingencies and select a home that works for your longer-term plans.
